Rents on this site are shown per bedroom, per month, in CAD, and the whole-suite total sits under every one of them. The building itself leases whole suites rather than individual bedrooms, so the suite total is the figure that goes on the lease.

It is a Patry Inc. programme that puts up to $50,000 CAD toward a down payment on a Patry home or condo, for tenants moving from renting into ownership. The tagline the company uses for it is "Rent today, own tomorrow".

The amount depends on how long you rent and which property you buy, so ask the leasing office how it would apply to you. It is not a rent discount and it is not a move-in incentive.

The building has bachelor suites, but no bachelor plan is currently published with a rent, so none is listed on the floor plans page. Ask the leasing office whether one is available and what it costs.

A handful of frames in the photo gallery show the same rooms with furniture added digitally, which is a common way of showing scale. Each of those is captioned as virtually staged, and no furniture in them comes with the suite.

Yes, a washer and dryer in every suite. There are no coin machines and no trip to a laundromat, which is worth checking against anything else you are looking at downtown, where a shared basement machine is still the norm.

Not all of them. The property lists both hardwood floors and carpeting, and the exposed brick and limestone are in the living space of many suites but not every one. Waterfront views are the same: some suites face Confederation Basin and the lake, and some do not.

Ask the leasing office what is in the specific suite you are viewing rather than going by the photographs, which are taken across several suites.

The property asks that you raise it with the leasing office rather than publishing a blanket policy, so bring your pet up on the viewing and get the answer in writing before you sign.

Twenty minutes on foot and about seven on a bike, west along Princess and then Union. There is no hill in either direction. Stauffer Library is the same twenty minutes and Grant Hall is twenty-four.

This is a downtown address rather than a campus one, and the trade is a deliberate one: the market is three minutes away, City Hall four and the harbour three.

Routes 31 and 32 stop at Ontario and Princess, twenty-one metres from the entrance, and the 32 runs to St Lawrence College about every half hour on weekdays.

The Downtown Transfer Point, where most of the Kingston Transit network meets, is a seven minute walk. The 601 to Queen's and Kingston General Hospital leaves from the stop by Slush Puppie Place, three minutes away. Queen's undergraduates ride on their student card through the AMS Bus-It programme.

Parking is quoted separately from rent and the property publishes no rate, so ask the leasing office what is available at this address and what it costs. Downtown Kingston also has municipal lots and on-street permits within a few minutes' walk.
